Commercial Permit Procedures

In order to obtain a commercial building permit you will need to obtain one or more of the following items.

1. An approved soil erosion and sedimentation control plan from the NC Division of Environmental Health and Natural Resources, local office in Mooresville, NC. Telephone 704-663-1699.  This approval is required if the disturbed site is more than (1) acre.

2. If the construction site is in one of the following planning limits you will need to obtain a zoning permit from the prospective planning office.

3. If the site is not served by a municipal sewer system, an approved sewage disposal permit issued by the Cleveland County Environmental Health Department.  Cost of this permit is $200.00, you must apply in person at the Environmental Health Permits Office located in the Building Inspection Office at 311 E. Marion Street, Shelby, NC. Please bring a copy of the deed or a survey of the property

The above items, if required, and two (2) copies of a complete set of plans, sealed by a NC registered design professional, must be supplied prior to or at the time of permit application.

The set of plans should include a completed appendix B@ from Volume I-A, as well as a site plan, structural details, floor plan, and building elevations. The plans must also include plumbing, electrical, and mechanical details. Also, provide an engineered sprinkler system plan if the building is to be sprinkler equipped. Additionally, the code in effect is the current edition of the NC State Building Code, including Volume I-C, making buildings accessible to the physically handicapped, as well as the current edition of the National Electrical Code.

As a footnote our office would prefer to have at least five working days to review the plans prior to permit issuance.
